We are a third party loss mitigation outsourcing company and all modifications are approved or denied by the lien holder or the institution servicing the asset for the lien holder. We do not guarantee any approval. We do guarantee a refund for any fees collected by Emergency Property Solutions (EPS) in the event that EPS is unable to get the mortgage company to agree to a loan modification of any kind and the homeowner is in no way responsible for the denial.  If, however, the denial is caused by homeowner's failure to disclose accurate factual information during the application process or was in any way concealing any assets or incomes of any kind or was in any way misstating any assets, incomes or expenses in a way that caused the application not to conform to the information third party investigation would reveal, there will be no refund of any kind.  Homeowner is further responsible for providing any additional documents as needed to EPS in a timely manner ( YOU have to get it to US within 5 business days of us requesting it - documents can include fresh financial statements, copies of household bills, etc.)
